Its going to get worse before it gets better for mobil home parks whose homeowners rent the land which Equity Lifestyle Properties owns. MHvillage the division of Equity Lifestyle Properties who manage the mobil home parks ELS own have neglected to do any capital improvements and have neglected to maintain the parks to the standards they were used to. Equity Lifestyle Properties has raised rents every single year since they took over their parks. Their pass thru rent increase is around 29% and the LTA or long term agreement is for 3 years. Equity Lifestyle Properties or MHvillage have been raising the lot rent at a rate of 3.7 to 4 % annually but this year they are raising to 8 % and thats a lot , so where is all the money going ?

Equity Lifestyle Properties is a publicly traded company and they have investors and stockholders who want to get paid. This company has taken advantage of mobil home owners for way to long and this mega real estate investment company is making millions off the people who have the least and their home is all they have. Equity Lifestyle Properties know that you can’t just pack up and move. Many people out there think a mobil home is on wheels and have hitches on the front to be pulled anywhere you want to go,but the truth is they dont have wheels and the front of our homes is a Florida Room surrounded by windows built on a concrete slab and then we have a carport that has to be disassembled and moved so the short answeris yes but it will cost about 6 to 7 thousand and a double wide would never go back together properly once relocated so the long answer is no and Equity Lifestyle Properties know this and are banking on it.
