Heres one of Equity Lifestyle Properties on a average summer day

Equity Lifestyle Properties or MHvillage are mobil home park owners , RV park owners and campground owners plus a lot of other owners but this post is about the Equity Lifestyle Properties mobil home parks in FLORIDA. We pay 920.00 per month to lease the 50 ft x 30 ft plot of land our homes sit on and the property tax is paid by us so where is our 920.00 dollars going. They havent done a proper storm drain cleaning in years and when we called the County of Pinellas we were told they cant help “ its private property “ They havent done a capital improvement in years and have put zero dollars back into the community, and so this is what we deal with from ELS. When we get a heavy rain in the summer which is common, the park floods and water comes under our home , soaks our subfloors and then eventually recedes leaving us with the damage. ELS does not care and they ignore concerned residents day after day.

Homeowners against ELS and our Facebook group We the People Getting Screwed By Equity Lifestyle Properties are going after them in a different fashion. We cant afford to file a suit against them and their MO is dragging court cases on for years, sending residents who do bring forth a lawsuit theatening letters and making them aware that they could be responsible for their legal expenses if they lose. Theres one mobil home park ELS ownes that is being fined 100.00 a day until they take care of an infrastructure issue,and right now they are up to about 169,000 but dont quote me on that figure. They will spend millions in legal fees for an issue they could have corrected for 1/3 of the cost of court hearings and class action suits, speaking of class action law suits they are engaged in one right now with Heritage plantation who are represented by Fegan Scott a class action law firm out of Chicago.

This Blog with be boosted on Facebook starting tomorrow and its target audience is investors in Equity Lifestyle Properties, Fidelity Invesments , Vanguard and the entire REIT community ( real estate investment trust) which is ELS’s bread and butter. Thats just for this week. In February we’re marching on Tallahassee in front of the Governor’s office and the DPBR which is the regulating division of mobil home parks. We will have local media coverage and when I say marching I mean a group of HOAs from a dozen or so MHvillage mobil home parks and anyone else who wants to join us.   1. I live in Carriage Cove, it’s an ELS Property w/sky rocking Lot rent. There are all of the same issues in this Park w/lack of maintenance or no Maintenance at all. Ongoing Flooding, Pool has been closed since early September. We were hit by 2 Hurricanes Ian & Nicole 2 weeks later. Slow to no response of ELS dealing w/so many problems to this day in January. There was no trash pck/up by the park for over 2 months, Many Residents lost everything due to flooding which was a BIG problem yrs before the Hurricanes. Management was non-existent other than to put violation or eviction notices on people’s doors after the Disasters. Even as of today the Clubhouse, Pool, Hot tub are still closed? These are perks that are part of the lot rent which we pay for but still don’t have. You can get answers to any questions from the Manager & can’t call the office because the ph doesn’t work? Pot Holes through out the park, Lawncare is horrible, when the do come they are causing damage all around peoples mobile homes. The large Oak Trees are not maintained & it’s their property that we pay lot rent. Yet they claim it’s the it’s the home owners responsibility to maintain the trees around their home when it’s not the home owners property. I could go on & on about ELS & the management in this Park but I’m exhausted from dealing w/such BS in this Park. Time to take a Stand against ELS!

    1. Your information is somewhat incorrect. There was no courtesy pick up, but dumpsters were made available to all residents . This was due to catastrophic damage.

    Els cares only what money they can steal from owner of their own home. They double charged for way too many things. They close their eyes and ears to anything we say . All they want is the money.

  4. I completely understand your frustration with Equity Lifestyle Properties (ELS) and the issues you’re facing in the mobile home parks in Florida. It’s disheartening to hear that your hard-earned money, $920.00 per month, doesn’t seem to be reflected in the maintenance and improvements of the community.
