ELS is the company that owns MHvillage and others and are known for their investments in the mobil home community. Recently Equity Lifestyle Properties unbundled the water from the base lot rent. Water has always been included and now they say its still included because we took 69.00 off your lot rent to pay for the water bill. So yes we got 69.00 off our base lot rent but in its place went a 55.00 rent increase and when we received the first months water bill Jan 2023 it was 67.00. So thats ok right ? Well Feb 2023 bill is 79.00 and if I were a betting man especially knowing how Equity Lifestyle Properties operates , I’ll bet March’s bill will be higher.

Here’s the problem The parks infrastructure is deteriorating. Every day someones main water valve breaks and water runs and runs and runs until the park management can turn an entire section of the mobil home park’s water off so the repair can be made. Water Main Valves are their responsibility by governing statutes that clearly state the Mobil home park or landowner is responsible for all connections of the utility up until it enters your home. Almost every mobil home park ELS owns in Pinellas county has the same problems and they are forcing homeowners to pick up the cost of the repair which is their responsibility. So now they are saying we dont care. The water that the mobil home park uses per month will be devided by the amount of homes in the park equally and this includes the clubhouse and washing facilities.

ELS has abandoned their responsibility for tree maintenance by making mobil homeowners sign a tree acknowledgment only after they purchase a mobil home in the park which states its the homeowners responsibility to maintain, trim,and when necessary, have the tree removed on your dime and for their property.

Now we are facing another ponzi scheme with the water. I guarantee this water bill increases every month and we the residents will the ones paying for a deteriorating infrastructure that’s outdated and under maintained. This is a violation of our civil rights and we’re here to let everyone know how Equity Lifestyle Properties operate. Oh yeah the rent here in a mobil home park is 920.00 on average
