Below you will see a claim by Equity Lifestyle Properties that owner owned mobile home parks HOA fees or lot rent are usually half of that of a land leased mobile home park . Well they are 100% right if they are comparing to a mobile home park that they dont own. You know, the mobile home parks that still have a 500 dollar lot rent before utilities.

The average HOA fee in a owner owned co op is 175.00 to 300.00 a month. I live in a ELS owned mobile home park called Down Yonder and our lot rent with its inclusion of property tax , garbage, and lawncare is 931.00 this month but that could change because they are robbing us in the water, but half of 931.00 is about 465.00 and if your paying what my neighbor is paying because they face the muck pond that ELS calls lakefront property then half of 980.00 is about 490.00. You will not pay anything close to this in a land owned mobile home park . Yes the homes and the lots are more expensive up front but if you are looking to retire here I suggest you stay away from any lease land mobile home parks owned by MHvillage / ELS or any others owned by real estate investment trust companies.
