The latest topic in mobile home communities across Florida in 2023, is the latest scandal imposed by Equity Lifestyle Properties who own the land under their home. On top of excessive rent increases they have now decided to pass the entire water bill onto the homeowners, a utility that has been included in your lot rent since mobile home parks first existed.
The reason why water has always been included is because most mobile home parks in Florida are not individually metered especially the parks MHvillage manage. So now they just decide to unbundle our water from our lot rent but they say its still included because they took approximately 69 bucks off the lot rent to compensate us, but they replaced the credit for the water with a increase in the lot rent. Now the water bills have been climbing each month and mobile homeowners across Florida want to see the actual charges to the park. Equity Lifestyle Properties has been accused of unethical behavior in several law suits and the homeowners want to see the bill. We dont have water meters so we want to see the usage Equity Lifestyle Properties refuses. They say they don’t have to share the bill with its residents and say if you dont pay the amount in your statement it is grounds for eviction. Equity Lifestyle Properties are billing us for water sewer and storm drain We want to see the bill. You cant charge people fees whatever you want to. Florida 723 says no mobile home park owner shall charge its residents 1 penny more than the the billing charges they receive from the utility.
