  1. We live in Pine Lakes in N. Ft. Myers. ELS owns the amenities and most of the land in our community. ELS deceptively increased our semi-annual maintenance fee to Pine Lakes Estates homeowner’s’ 8.4% when the max should have been 6%. They did this by taking the additional $40 that should have gone to our HOA membership and telling the HOA they need to bill separately.

    The lack of maintenance by ELS on our common areas and amenities is deplorable. 1) Our pool has been closed by the health department numerous times for poor water quality. ELS has hired a pool company to come check the pool and add chemicals only 3 times a week and we have 900 homes. 2) The hot tub was closed for nearly two years. 3) The pool heaters have not functioned properly for 4 months now. 4) The ice machine was not working. When we called the 800# on the machine, the ice company told us ELS had not paid a bill for over 7 months. 5) Same unpaid bills situation with the food provider for our restaurant that caused a closure. 6) Poor work environment and pay cause managers to leave often. 7) Clubhouse carpet is so disgusting it needed cleaned/replaced when we bought in 4 years ago. Still nothing. 8) Sidewalk and walkways near outdoor bathrooms haven’t been pressure washed in years. 9) Bathroom floors need mopped and are super gross. 10) Pool furniture was replaced with about 60% of the furniture we used to have. It’s the cheapest of quality causing broken chairs. So now we’re at about 40% of the chairs we need.

    There are many more repair issues. But also know, the residents use their funds, get quotes and do much of the work to improve ELS owned amenities. The residents weeded, planted and put in landscape rocks by the pool that residents paid for because ELS doesn’t maintain. We bought tables, TVs, chairs and ceiling fans in the clubhouse. The stereo at the pool and the fountains in the ponds were paid for be the residents. It’s ludicrous that we continue to improve ELS owned amenities while ELS fees and corporate profits continue to increase.

    Run (don’t walk) from ELS properties.

    we lived there 10 years and just sold out recently because of all the increases, neglect, and possibly three hundred homes next door and using pine lakes facilities.
