Mobile Homeowners in Florida being forced to pay for Equity Lifestyle Properties decaying 50 year old galvanized water pipes and decaying infrastructures in mobile home parks.

Equity Lifestyle Properties have used every technique to trick mobile homeowners into believing they are responsible for certain things that are clearly a landlord/landowners responsibility. They sneak it into the lease agreement and use the fact that you signed the lease as taking on this responsibility.

The fact of the matter is that the property owner is responsible for the trees on their property and the water main valves and the sewer system under the dirt and everything else that they try and put on you the homeowner. These mobile home parks are a half century old and some older. Galvanized water pipes have a life expectancy of 40 to 50 years and our mobile home park has surpassed that and so have many others. When they turn the water off and put it back on, the water comes out black and who doesn’t have rust particles in their faucet screens. Galvanized water pipes rot from the inside out and who is going to pay for replacement when they start leaking underground if they haven’t already.

With the increase in water bills and black water coming out of our faucet its time to request water utility to do an inspection in every mobile home park in Florida over 40 years old for water quality and for pressure underground leaks. Im on it.

Now the tree issue. When you sign your lease with Equity Lifestyle Properties you must agree that you cannot plant any trees in the ground on the property you rent, but they slip you a piece of paper they call a “tree acknowledgment” where you agree that you will take care of their trees that have been here for decades. How this was allowedto happen without clearly addressing in 723 is beyond me but we will get that changed and clearly clarified in the future. Equity Lifestyle Properties are crooks plain and simple. They took advantage of Covid 19 with their market value raises on new mobile home buyers and lack of any capital improvements since before the pandemic.   2. Same here in Buccaneer Estates in North Fort Myers.
    Not to mention, pool out of commission since hurricane Ian, no sauna, no gym, 30 or more year old billiards tables. Dirt, dust, debris and trucks from construction.
