I can tell you my own reasons which are first hand and then I can tell you about the thousands of others who have been letting me share their stories.
One of the biggest reasons for mobile home owners renting land that Equity Lifestyle Properties owns is the massive rent increases over the last year and the timing of which they came. ELS raised our rent around 8% but I was just brought to market value last year and at that time I was raised 100 dollars so in 14 months my rent went up 160 bucks.
We pay 920.00 a month to live in down yonder and long time residents say the community has withered away since Equity Lifestyle Properties took over . MHvillage is the managing division of ELS that advertises the beautiful mobile home parks in Florida and you could pick anyone on their website and you would think your in paradise but your not, you’ll soon find out your in hell. For instance Down Yonders advertisement on MHvillage website shows beautiful pictures and says come join our 55+ retirement community. Well all is not what it seems. Its not so much about rent increases although we feel theirs is a little excessive. Its about everything else. They lie about everything and there is zero transparency with their advertising. There wont be all kinds of events and amenities and other that a new year’s eve party and a few pancake breakfast’s there really nothing else worth talking about.
Manager is only here a couple days and for the most part ignores resident complaints and fails this community on every level.
Equity Lifestyle Properties does not do much as far as infrastructure maintenance or capital improvements. Our park Down Yonder in Largo Florida is advertised on MHvillage website as a 55+ retirement community yet our clubhouse bathrooms date back decades and are not ADA compliant nor are they senior friendly.
