ELS has been adding a 100 dollar increase to the lot rent for all new mobile home buyers purchasing a home on land ELS owns and manages. The problem is they wont tell you about it until you’ve already made the purchase. This is definitely a conspiracy between realtors and ELS because the realtors tell you what the current lot rent is at time of purchase and so does the office but every single new home buyer coming into an ELS owned mobile home park is told that they’re rent will go up 100.00 dollars the 1st of January and was told this is to bring you up to market value. When I asked them to give me in writing what I was just told about the increase and bringing me up to mark value, ELS management declined and shoved the paper in my face and said “ you have to sign this” and I did because they make you sign the acknowledgment before you can take possession of your home. After dozens of emails between myself and office management and myself and the realtor this increase was never mentioned and it wont be mentioned to you either.
When I contacted the DPBR about this $100 increase that all new perspective buyers have been getting they said that that’s not legal that they can’t bring you up to market value without actually having a market value assessment market value assessments are normally done when it’s rent negotiation time. I was still in the second year of the three-year long term agreement that the park and residents had recently signed with the homeowners but was told that I am a new homeowner and the previous owners agreement does not apply to me. These are the lies and deception you will get dealing with ELS or any of their managers.
