Mobile homes were once a very affordable housing choice, not anymore. Since Covid hit in 2020 many mobile home park owners have made some sweeping changes to their current prospectus while the entire world was watching the news about the pandemic, these big REIT real estate companies were conspiring how they could pillage the mobile home communities that many seniors once called home and they were able to stay under the radar while they did it.

No more long term agreements ( LTA ) and say bye bye to the 3 to 4 percent annual increase.

Right off the bat you will pay about 90 bucks more than what the rent is at the time of purchase ( this is what they call getting you up to current market value ) and then you will get another increase in January even if January is a month away

The annual expected increase will be more like 8 percent so we need to slow this down.

  1. The fact that a large company like ELS has gotten away with this practice many mom and pop owned parks are doing the same.

    Some of these parks are nearing 50 or more years old. The infrastructure is aging and failing.

    The land has long scenes paid off and short of taxes, insurance and labor all the money goes into the pockets of owners and his board members.

    Law in these states need to be drafted to keep rent in line with CPI. The law needs to protect the seniors in these states. It should not be aloud to be more than annual social security increases. That would not take away from other rental business.

    an elderly friend lost her mobile home in Cape Coral Florida from hurricane. She is getting a new mobile home July 1st but she can’t afford the lot rent. She pays 925 a month now and it will go up another 125 in January. She hasn’t lived there since October of 24. Her only income is 1200 from social security. They told her she can’t have them move somewhere else with lower lot rent and she can’t sell it for 5 years and must live in it for 5 years. She is on the verge of suicide because she just can’t survive like this. Is there anything she can do about this injustice being done Thank you
