ELS has re categorized or changed the age qualification in many of the mobile home properties they own , but they did it without asking or even telling the mobile home owners. Mobile homeowners that moved to some of the ever fading 55+ parks did so for a reason, they wanted to live in a retirement community and even that has been taken away from them by Equity Lifestyle Properties.
ELS will tell you that their following the law “ the 80/20 law” which is the correct rule if your not 55+ exempt. The 80/20 rule states that age qualified parks must accept potential homebuyers under the age of the parks age qualification if, the mobile home park already has 80 % or more of age qualified residents “ period “
There is a little more to it but thats the basics and with that comes some nice government perks when it comes to borrowing money and some other government funding programs that make them eligible because they changed the age qualification, but that’s not really what this blog is about.
ELS did this without any approval from the homeowners who picked a 55+ park to live in and now its not. If thats not a violation of my rights What Is ?? This is one of the main reasons I started the Facebook group We the people getting screwed by Equity Lifestyle Properties.
I was told by the office manager at Down Yonder through emails the secretary of Down Yonder and the selling realtor that it was a 55 + plus park and all of the advertising online and through MHvillage still showed the front entrance sign as saying a 55+ park. Well when I first arrived from PA to sign my paperwork, it was very clear something was wrong
The sign at the entrance said age qualified I shit you not and below is the photo I was sent from the realtor and what I saw myself when searching online for a 55 + mobile home park in Florida.

How is this not a violation of our basic civil rights. They have done this to almost every mobile home park they own that were at one time a 55+ retirement community. This is just my story but there are hundreds of mobile homeowners across Florida wondering what happened to their 55+ communities
ELS took them away for financial gain. They stopped filing for the exemptions which I believe were filed through the health department and just went ahead and started changing all the signage a little at a time so you wouldn’t notice
There are many true 55+ retirement mobile home parks in Florida but I was deceived and hopefully my group and my blogs will stop the lying and deceit this company is used to employing.
