Infrastructure problems and lack of proper management are just some of the problems in Equity Lifestyle Properties mobile home parks

So our community manager left another message today about the water being shut off again on Wednesday the 24th due to construction being done on our clubhouse bathrooms but this is already the third time.

I don’t know how they think here in Florida but as a contractor for several decades the first thing I would have done was to install shutoff valves to each bathroom on day one so there would be no need to shut the water off for half the community anymore.
Every week and sometimes more than once a week we get a message that our water is going to be shut off so a homeowner can make a repair and I know as a contractor that the main water needs to be turned off so a homeowner can make the necessary repair on their main water shutoff valve. Here is the issue I have Knowing that more than half of the homes need main shutoff valves why not try a coordinated effort to do a water main inspection on all homes to see who has been upgraded to a ball valve and who hasn’t. Once we have that info we can replace many valves in a single day of water being shut off and be done with this inconvenience once and for all

Another issue when water is turned off is clogged aerators and broken hot water heaters. I guarantee your faucet aerators ( screens ) get clogged up after a water shut off , and if you cant unscrew them to clean the then your going for a new faucet . If you have shitty water pressure chances are your faucet screens are filled with debris and rust particles that fall off the galvanized pipe walls when the water is turned off and then when its turned back on all of this crap is forced back to your faucet aerators. Haven’t you ever noticed the color of the water when you use your faucet right after a water shutoff, its almost black for a second or two . This is what happens when you have a 60 year old infrastructure and 60 year old galvanized pipes. Equity Lifestyle Properties owe us more. The attorney general of Florida owes us more since we write about our issues and have gotten no reply back. Maybe it’s time for a change there as well.

Another major problem with frequent water shutdowns is a failed hot water tank. One of the main reasons for a hot water tank failure after a water shutoff is due to the amount of pressure behind the water once turned back on that causes elements to break and fall off and all the sediment on the bottom of your hot water tank is disrupted and also causes faucets failure.

Why is Equity Lifestyle Properties NOT responsible for this damage and why is Equity Lifestyle Properties NOT required to bring this failing infrastructure up to code.
