Mobile homeowners tired of being bullied by Equity Lifestyle Properties and others. We are being held hostage!!

Equity lifestyle properties and others have been bullying their homeowners since the day they purchased the mobile home park. First of all they are a DEI company, they promote based on ethnicity not on experience. They have different rules for different people, all depending on how you suck up to them , but most of all they are in this business for one reason and that’s money. Before ELS came along mobile home parks were considered a very inexpensive way for seniors on social security to live out their lives in sunny Florida . Today its a totally different story .

Equity Lifestyle Properties have ruined every mobile home park they have purchased. The senior citizens who once enjoyed their life are now on the cusp of not knowing where they can go if they can’t afford to live in their home of 40 years. Here is the problem , these senior citizens have owned their home for decades and have no mortgage or payments but the land the house sits on doesn’t belong to the mobile homeowner which creates a problem and thats where we are at today.

Equity lifestyle properties decided they were going to set their own market value on lot rents and started raising the lot rents on day one of their purchase of these mobile home parks and haven’t looked back since. They base their market value on “ comparable properties in the area”What comparable properties??? Their own??? You can’t compare to an apartment because when you rent an apartment you get the housing with it You cant compare to a condo because when you rent a condo you get housing so who are they comparing to when they say market value????? Our lot rent is almost 3 times what my new HOA fee will be when I move into my condo and I get a full cable package.

I spoke with Douglas Jefferies last week when they came to look at my home and offered me 18,000 but only if I closed this group but told me there wasn’t a home in my mobile home park worth more than 10,000 except a few newer ones that have been brought in. So they are saying that the market value of the property you want to buy is upwards of 1200 a month and much more in other places but your home isn’t worth 10,000. How does that even make sense.

ELS does nothing for our community, they have taken away amenities and raised the rent, they have taken away our full time manager and raised the rent. They have hired maintenance workers who have stolen from residents here and managers who are less than dishonest.

They have forced senior citizens to have to get money orders to pay their rent because they no longer take checks and the water is shut off at least twice a week and there is no end in sight for that to stop any time soon. The infrastructure is at it’s life expectancy and nothing is being done to replace the rusting galvanized water pipes that are at their 50 year lifespan and carry rust and debris into our homes every day , and it’s destroying residents hot water tanks and fixtures from shutting the water off so often.

The storm water system is outdated and flooding in the mobile home parks is frequent and getting worse and ELS stands silently when asked about these issues. They stand silent when asked about their market value and what are they comparing to to come up with these numbers. They change shell companies every few years until the general population catches up to them This year its mymhcommunity, a few years back it was MHvillage. Both have been reduced to rubble on social media because of this group and blog. You can’t try and find ELS on social media without our group superseding their page so if this is how we have to fight them for now So Be It
