MHvillage Reviews Equity Lifestyle Properties Failing Mobile Home communities in every level

Equity Lifestyle Properties is a mega real estate holdings company reporting heavy gains on nasdaq. Last quarter was 32 million, but at what cost? Equity Lifestyle Properties doesnt take care of their properties or the mobil homeowners who lease the land from Equity Lifestyle Properties and MHvillage respectively. They claim they buy distressed mobil home parks and save them but in reality they have done nothing but pillage their homeowners with rent increases , lack of proper management and a complete disregard of maintaining their properties. One mobil home park in Largo Florida has decided enough is enough and is organizing with parks across Florida and the rest of the country where Equity Lifestyle Properties own and operate almost 80% of the nations mobil home parks for a class action suit. The latest issues in a already fed up mobil home park is unbundling of the water and sewer from their lot rents where it is included and now deciding they will bill every resident equally for the water and sewer and on top of that without having water meters. This is just one more issue Equity Lifestyle Properties will have to deal with on top of their ever increasing list of law suits against the real estate giant

  2. Equity Lifestyle fails homeowners on a continual basis. Each new 3 year rent contract has never been accompanied with a new prospectus which is required by Florida law. Equity Lifestyle has not filed a new prospectus with State of Florida DBPR since 1996.

  3. We feel we’ve been lied to and are inclined to believe that ELS is in breach of contract. We bought here back in September of 2021. We didn’t move in permanently until April of 2022. Our lot rent at closing of the property was $780 something. This was supposedly the remainder of the previous owners lease. Our new lease started on January 1st 2022 and they raised it nearly $100 to $872 and some change. We were also told we would get a 3 year lease LIE! we got a 1 year lease. They also said it was an age qualifying community 55+ LIE! There are definitely folks living here in there 30’s and 40’s They also said not pets over 20lbs another LIE! We had a fire in our meter box shortly after moving in. ELS said they were going to replace the meter box (Recommended by DUKE Energy) its been 6 months still has yellow caution tape on it and haven’t attempted to fix it yet. We’ve asked about and we get the it’s in progressing answer. This place been a big disappointment to say the least. If there is a Class action Law Suite sign me up!
    We’ve decided to sell and get out of the ELS trap. Building a house in Savanna Lakewood Ranch, Bradenton. We have met some good people here at Down Yonder that has made living here pleasant.
