Equity Lifestyle Properties failing mobile homeowners on every level.

Our mobile home park Down Yonder in Largo Florida is owned by Equity Lifestyle Properties and it is the most expensive mobile home park to live at in the area. Our mobile home park could be beautiful like it once was before Equity Lifestyle Properties purchased the land. My experience with this company has only been for a year and a half but the worst year and a half of my life. As a semi retired carpenter I do a lot of work in my mobile home park as well as others in the area and I try to compare the differences.

Today I worked at Ranchero Village about 2 miles from Down Yonder. I know people in here and I know their lot rent is 150.00 a month less than ours. There are 400 homes in Ranchero Village but they have 3 pools 3 clubhouses and their dumpster area is pretty clean and very organized. They also have their own trash compactor and a covered building where they sort electronics and appliances to be recycled.They have 5 maintenance guys and theres always one in the dumpster area all day helping others get their construction debri in the dumpster. Below you can see the difference.

So now let’s take a look at Down Yonder’s dumpster area. Don’t forget that Down Yonder is a Showcase community as they advertise. We only have 1 clubhouse and its not even ADA compliant which is kinda odd considering its advertised as a “ showcase retirement community “ We only have 1 pool and its occupancy limit is 23 and our pool furniture is probably from the 90s and here is the dumpster area at Down Yonder

    ELS will one day realize putting their short term profit ahead of customer satisfaction is not good for their long term profitability. In the 8 years we have lived in Lake Fairways /Pine Lakes in NFtMyers we gave gad to watch the ongoing decline in these properties while they rake in the $$ from our ever escalating rent. SAD.

      ELS properties are the worst managed and maintained properties in Florida. I live in Pine Lakes which was once an upscale, well maintained property. Since ELS has taken over our pool is closed more than it is open and has been shut down several times by the health department for numerous health violations. Our Pub is also closed several days a week over the past few years because of lack of staffing. Horticulture and RV and boat storage areas are not secured and rat infested. Infrastructure is poorly maintained. Streets are flooding and have been for years despite numerous complaints by homeowners. For all these wonderful issues, our lot rent has increased over $400 per month since we moved in 6 years ago. They are charging people a monthly fee for a secured storage area which has no fence or gate. They are slumlords and need to be stopped.

    I was one of many people who lost their home from flooding of hurricane Ian I’ve been here almost 25 years. I bought another home in the park and was promised my rent rate would stay as it was but that was a lie. My rate went up as if I was a new tenant. I have never had a problem or been a problem in all those years. Very disappointed with the situation

    Yep, exactly why l sold in ELS’s Pine Lakes. As a REIT it is indebted to it’s shareholders first by law. This is a very bad situation for leasees. I would recommend anyone to avoid ELS For sure.

    I have a tree leaning towards my home since the storm on the lot next to my house …already deemed as imminent danger of falling by their managers ….ELS says if i want it removed before it crushes my home and kills me….I can hire my own tree guy and pay for it myself….they are such rat bastards……as if any of us have money left after fixing our homes after IAN …..oh and to add insult to injury, they raise our lot rents…again….right after storm, when we can least afford it, while still not providing us the services they are required to…ffs….they are worse than slumlords, they are criminals!!

    We are in Bay Indies and we have not seen the horror that several of you have had in other parks in Florida. But, as each month goes by it seems the run off the good employees and not even hire in many cases a new employee.

    We had 6 in maintenance when we moved here in 2018 and during winter season they would add a couple of temporary hires. We now have just 3 workers.

    I was very impressed with 3 clubhouses with 3 pools and 3 hot tubs with a sauna and workout room. The park had impressive landscaping and the 3 ponds were kept clean with beautiful fountains.

    Our lot rent was in high $800’s and it’s now just under $1,200 for us but if you can see any water it’s almost $1,300 a month..

    The last two years have seen a quick fall as the landscaping has been totally ignored outside of main office. Pools and hot tubs going down or shut down waiting on “parts “!

    Workout and Sauna down for about 6 months and maybe longer. It’s a shame what’s happening and don’t even get me started on the help we got from them after Hurricane Ian did millions of dollars in damage.

    If it wasn’t for the family of residents who got together and helped for weeks to make sure everyone was helped the best they could.

    For the life of me I don’t understand why a company would be skimpy with a property that brings in $1.5 million a month!
