ELS have been pillaging senior citizens and the poor for years now. Sam Zelle himself became a billionaire from pillaging senior citizens and the less fortunate. The only thing this company cares about is profit, yes they buy marinas to rent and make a profit , yes they buy campsites to rent and make a profit , but its mobile home parks that rake in the big bucks for Equity Lifestyle Properties and here is the reason why.

If a campsite is to much money or looks pretty shitty all you have to do is go to another one, or if a marina slip is too expensive from ELS all you have to do is go look at others but in the mobile home sector its a little different.

People in mobile home parks on leased land own their homes and pay rent sort of like a HOA fee for the property they’re home sits on except they cant just get up and leave. Mobile homes are NOT mobile by definition, yes they can be moved but at a cost of about 7000.00. Its not easy finding a place to move to and there is a good chance that it will incur damage when its taken apart and transported.

Equity Lifestyle Properties knows this, they actually have seminars on how to make a ton of money by purchasing mobile home parks and the number one reason that they gloat about is the very fact that and I quote “ what are they going to do if we raise the rent, its not like they can just get up and move” and they are absolutely right. Lot rents in mobile home parks in Florida are close to 1000.00 a month for the land only, that’s right , remember mobile home owners own their homes so this does not include any mortgage payments or rent for the homes itself. Not only is the lot rent almost double than an average HOA fee in a condo or timeshare but they have taken away the amenities that use to be included in the base rent. Last year rents were raised appropriately 8 percent.

We are fighting them in every way possible and until we can get things under control we will continue to fight and educate people about the horrible business practices of this company and why they are not an ethical investment.
