MyMHcommunity , ELS 55+ and age qualified mobile home parks are turning into all age family parks, and they are doing right in front of our eyes.

Equity lifestyle properties also known as ELS or MyMHcommunity have been changing the rules of the prospectus of mobile home parks they own without officially declaring the changes with the residents or the state.

I live in Down Yonder in Largo Florida. When I was looking for a place I was told by the realtor Sun Realty that it was a 55+ mobile home park and never once mentioned anything about this 80/20 bull shit rule and neither did the office of Down Yonder.

First of all there are a bunch of 55+ mobile home parks in Pinellas County and several in Largo, and they are 55+ meaning everyone in the home should be 55+ so dont let ELS tell you its the law because its not. The rule was designed by HUD to protect the available housing for people 55+

The rule states that 80% percent of the homes must be occupied by at least one person 55+ and the other 20% can be occupied by whatever age they choose to allow including no one under the age of 55 and here is everything you will need to know about it.

Equity lifestyle properties has chosen to allow all ages in the 20% of the 80/20 rule instead of protecting the rights of the residents who purchased their home here when it was a true 55 and older community. These days the sign out front says age qualified and there are children in diapers living two doors down from me and teenagers all over the park because age qualified by Equity lifestyle properties means at least one person has to be 40

I dont know how they are legally allowed to change the age restrictions of a community once designated as a 55+ community without approval of homeowners or the state but I can tell you this, ELS doesn’t give a shit about you and if the mobile home park does have 80% of units being occupied by at least one resident being 55+ you can bet the remainder will be all ages. They absolutely can designate the other 20 % for 55 + people if they wanted to.

    I live on a leased land lot and the rent keeps going up past the point now where I can buy a home with just my lot fee. Instead I now pay them about 15% return for the value of my little piece of rented land.
