I am the founder of the Facebook group We the people getting screwed by Equity Lifestyle Properties and mobilehomeownersunite.org which hosts this blog and other materials.

I have had firsthand experience living under the iron fist of Equity Lifestyle Properties otherwise known as ELS. To start with its very hard to get what you think your home value is. The high lot rents have a lot to do with this and people just can’t afford both the cost of the home and the rent that comes with it. Equity Lifestyle Properties who advertise under the shell company MyMHCommunity.com force us to give our homes away to make the sale. I bought mine in 21 for 30k and I bought sight unseen other than the realtor pictures but it was a dump and I put somewhere in the neighborhood of 40 thousand into it with appliances and remodeling upgrades but I can barely get my money back and when I finally find someone ready to take my home for half of what it’s worth now I have to ask permission from ELS.

So the applicant did not pass the vetting process or so they say so , you can’t ask why so now it’s back to square one 10 to 15 days later. I would recommend to anyone trying to sell to focus on your getting out of ELS first before you start looking for something else or at least don’t make any offers until you are out of your lot rent lease with ELS. I can’t afford to pay for two places so I hope I get a new prospect but then again it’s all in the hands of ELS

  1. we left Colony Cove in Ellenton in September of 2025. Our mobile home was damaged beyond repair in Milton and FEMA and the Small Business Administration gave us the money to tear our damaged homes me down and move into a condo. We used a contractor recommended by management and were scheduled a week before the end of the month. The contractor screwed around moved someone else in front of us telling us NP they would get it done on time. Didn’t get there until 3 days before the tear down deadline. I asked what the prorated amount for 1 day would be and was told they dont prorate I would have to pay the full month. Needless to say the house was torn down on time, but, the pad was a day late being torn down and I received a collection notice for $3000. Never received any final bill. In the collection letter it says a late notice was placed on our door 10 days after the house was torn down!
    I offered to pay for the day late. It’s not like they needed the lot space. They have empty lots everywhere in that park from the mass exodus after the hurricane and an increase to over 1200 a month in lot rent. While we were they, free cable went away, friend, relatives, medical professionals and other home maintenance professionals were subject to horrible sticky messy tags threatening towing were placed on any car parked more than 15 minutes in front of of your residence. Old ladies were harassed and made to cry over minimal weeds in the garden ( these were ladies with well kept properties). Lawn maintenance crews not held accountable for damage caused by mowing and weed eating. Told we were getting security gates in 2019 when we moved there. Advertised as a gated community. Not gated at all on the south side where we bought. Manatee county Sheriff is in their back pocket love harassing seniors also! You don’t have to do anything just appear to be a senior! Wonder how much they contribute to the Sheriffs charities!!!!
